The Position
The Acquisition Team is responsible for asset selection, due diligence, portfolio assembly and asset disposition. The Analyst will assist the Acquisition Team in conducting the financial and business analysis required to evaluate a variety of potential acquisitions that meet the Fund’s minimum investment criteria and participate in the entire acquisition underwriting process from inception, execution and closing.
The Acquisition Analyst reports to the CEO of GFORM.
Responsibilities
- Participate in all aspects of commercial due diligence, signing and closing for each acquisition
- Review and evaluate new investment proposals
- Provide critical analysis on each acquisition
- Supporting the Senior Analyst and feeding data into complex financial models, analysis and assumptions on potential new acquisitions
- Being part of the deal team on each acquisition and coordinating the process with each member of the deal team (including third party advisors) along with the acquisitions team
- Review tenant leases and data analysis for each acquisition
- Analysis of location and demographic data for each acquisition (micro and macro analysis)
- Use of GFK’s “Regiograph” software to provide additional research for location analysis
- Detailed analysis of a centre’s non-reimbursable costs per year and their implementation in the financial model
- Detailed analysis of the tenant’s annual turnover for each acquisition and implementation in the financial model
- Preparation of reports for the Board
- Review of purchase agreements
- Preparation of Letters of Intent (“LOI”) for a potential acquisition in German and English
- Review and execution of exclusivity agreements and NDAs
- Review, analysis and organisation of the data room for each transaction
- Preparation of handover protocols with the portfolio team
- Analysis, research and storage of business information, market trends and tenant lease analysis and preparation of year end data analysis paper
- Review and analysis of third party contracts and reports
- Internal file filing and organisation for each acquisition
- Any other duties assigned by the CEO
The Candidate
Education
- Completed studies in economics or real estate management or a comparable qualification
Experience
- Preferably at least 1-2 years’ experience with transactions, ideally dealing with real estate
- Ambitious graduates without transactional experience are also welcome to apply
Requirements
- Strong interest in real estate, financial modelling and high competence in Excel
- Very good language skills in German and English
- Ability to clearly and concisely articulate the pros and cons of a particular transaction, both orally and in writing; in German and English
- Ability to assess macro- and micro-economic factors affecting real estate transactions
- Strong numerical and analytical skills
- Flexibility and adaptability
- Ability to prioritise under time pressure
- Proficiency in MS Office

Salary: Dependent upon experience
